RERA Registration Explained: How to Verify If a Property Is RERA-Approved

Published September 20, 2026 ยท By PPC Integrated Consultancy

The Real Estate (Regulation and Development) Act (RERA) was introduced to protect homebuyers from project delays and misrepresentation, but many buyers still skip verifying registration before committing to a purchase.

What is RERA?

RERA requires developers to register most residential and commercial projects with the state regulatory authority before advertising, marketing, or selling units, disclosing project details, timelines, and approvals publicly.

Why RERA Registration Matters for Buyers

A RERA-registered project commits the developer to specific delivery timelines, with penalties for delays, and requires that at least 70% of buyer funds be kept in a dedicated escrow account for that project, reducing the risk of funds being diverted to other developments.

How to Check RERA Registration Online

Every state maintains its own RERA portal where you can search by project name or registration number to see the developer’s registered projects, promised completion date, and any complaints filed. Always verify this directly on the official state RERA website rather than relying on a builder’s claim alone.

Red Flags to Watch For

Be cautious of projects claiming to be “RERA-exempt” without a clear, valid reason, since exemptions are narrowly defined, developers reluctant to share the RERA registration number, and significant mismatches between the RERA-listed completion date and what a sales agent tells you verbally.
