Home Loan vs Loan Against Property: Key Differences Every Borrower Should Know
Published September 25, 2026 Β· By PPC Integrated Consultancy
Both a home loan and a loan against property use real estate as security, but they’re designed for very different purposes. Confusing the two can mean paying a higher rate than necessary, or applying for the wrong product entirely.
What is a Home Loan?
A home loan finances the purchase, construction, or renovation of a residential property, secured against that same property. Because the end-use is restricted and lenders view it as lower risk, home loans typically carry the lowest interest rates among secured retail loans, along with the longest tenures, often up to 30 years.
What is a Loan Against Property?
A loan against property (LAP) lets you unlock funds by mortgaging a property you already own, residential or commercial, for any legitimate purpose: business expansion, a child’s education, medical expenses, or debt consolidation. Because the end-use isn’t restricted, LAP interest rates run somewhat higher than home loans, though still well below unsecured personal loans.
Interest Rates and Tenure Compared
Home loan rates are generally the most competitive rates a retail borrower can access in India. LAP rates sit a notch higher, reflecting the broader end-use and slightly higher risk profile, and tenures tend to be shorter, typically capped around 15 years versus up to 30 for a home loan.
Tax Benefits: What You Can and Can’t Claim
Home loans come with meaningful tax benefits on both principal repayment and interest paid. Loan against property generally does not offer the same tax deductions unless the borrowed funds are demonstrably used for business or specified purposes, so it’s worth checking the current rules with your advisor before assuming a deduction applies.
